Two popular Mexican relocation destinations, and about as different as two places can be: a metro area of more than 20 million people versus a calmer colonial city. The right answer is entirely about how you want to live — the data below just shows what each costs and offers.
Mexico City vs Mérida — the numbers
| Mexico City | Mérida | |
|---|---|---|
| Current Casza listings | 481 | 495 |
| Median asking price | $447,238 | $288,823 |
| Median price / m² | $3,222 | $1,607 |
| Apartments / houses | 66% / 34% | 67% / 33% |
Derived from live Casza inventory in each market (USD equivalent) — a snapshot, not whole-market statistics. Highlighted = the value-leaning side on that row.
How to read the table
The table above is drawn from our current live inventory in each city, so treat it as a snapshot of what's for sale today rather than a whole-market index. Median asking price tells you the headline entry point; price per m² is the fairer like-for-like since a Mérida house and a CDMX condo aren't the same product; inventory depth signals how much choice — and resale liquidity — you'll have. Mexico City's market is many times larger, which usually means both higher central prices and easier exits; Mérida trades depth for value and a very different pace of life.
The verdict
Choose Mexico City if you want a true metropolis — culture, career, the deepest resale market — and can absorb higher central prices. Choose Mérida if safety, walkable colonial charm, and value are the priority, and you're happy with a slower, hotter, smaller city. Ownership also differs: Mexico City is outside the restricted zone, while Mérida sits within 50 km of the Gulf coast.

Ownership: the two cities differ
Mexico City is outside the restricted zone, so foreigners can take direct title after filing an SRE notice. Mérida lies within 50 km of the Gulf coast, inside the restricted zone, so residential purchases usually go through a fideicomiso (bank trust).
