Where to live
The Zona Romántica (Old Town / Emiliano Zapata) is the walkable expat heart — cobblestones, restaurants, the Malecón. Marina Vallarta and Hotel Zone offer modern condos and services. Conchas Chinas is the hillside luxury pocket with the views. North, the Riviera Nayarit (Nuevo Vallarta, Bucerías) extends the market.
Cost of living & climate
Vallarta sits in the middle of the coastal price range — well below Los Cabos, generally above Mérida, and broadly comparable to Playa del Carmen. Beachfront and Zona Romántica condos carry the premium; step up the hillside or inland from the Malecón and prices ease considerably. Unlike Cabo, a lot of the market is still peso-denominated, though prime buildings quote in USD. Climate drives the cost rhythm: it's hot and humid May through October (you'll run AC and see summer discounts) and near-perfect November through April, which is also peak season for both prices and rental income. Budget for HOA fees on condos — they're common and can be meaningful in amenity-heavy buildings.
