Where to live
Aldea Zama and La Veleta are the planned residential zones where most condo inventory sits. The Hotel Zone on the beach is tightly regulated and pricey. Region 15 and newer sectors are where pre-construction keeps pushing inland. Infrastructure is still catching up to the growth.
Cost of living & climate
Tulum's pricing is bifurcated: beachfront Hotel Zone product is scarce and expensive, while the residential condo market inland in Aldea Zama and La Veleta spans a wide, competitive range driven by heavy new supply. Pre-construction is priced to move and often the cheapest entry, but you're buying a promise — payment schedules run through construction, and delivery risk is real. HOA and amenity fees on the design-led buildings can be high relative to price. The climate is classic Caribbean: hot and humid year-round, a defined rainy/hurricane season roughly June–November, and a high season (and rental peak) over the dry northern-hemisphere winter. Sargassum seaweed on the beaches is a seasonal reality that affects both lifestyle and rental appeal.
