Should I Buy Property in Portugal or Spain?

This is the question everyone asks, and honestly, you can't go wrong with either. Both are EU members with excellent buyer protections, strong tourism, and established expat communities. But they serve different priorities.

Portugal also wins marginally on rental yields: 4-6% versus Spain's 4-5%. Not a massive difference, but compounding over years it adds up.

Spain wins on property inventory and variety. More coastline, more cities, more options at every price point. If you want a €80K apartment somewhere livable, Spain has more of those than Portugal.

The expat communities in Spain are simply larger. Costa del Sol has more British, German, and Scandinavian residents than anywhere in Portugal except maybe the Algarve. If being surrounded by compatriots matters to you, Spain delivers.

Climate-wise: Portugal's coast is Atlantic (cooler, more dramatic), Spain's southern coast is Mediterranean (warmer, calmer). Interior Portugal and interior Spain are both hot summers, cold winters.

Language consideration: Spanish is more globally useful than Portuguese. But both are learnable, and English works fine in major expat areas.

Healthcare is excellent in both, with public systems ranking in Europe's top tier.

My framework: choose Portugal if citizenship timeline matters, you prefer Atlantic over Mediterranean, or you want something smaller and quieter. Choose Spain if you want maximum property selection, bigger established communities, or prefer straightforward bureaucracy.
